Angoulême: in slow motion
After good momentum in recent years, the Angoulême market is slowing down. “2023 will be the year of stagnating prices and falling numbers of transactions,” predicts Damien Ghedir, director of Stéphane Plaza Immobilier. The center of the city, including old Angoulême, and the beautiful residences on the outskirts are the most sought after. Prices range from 920 to 2,200 €/m2 for an apartment and from €1,100 to €2,640/m2 for a house. Place du Commandant-Raynal, a small building to renovate, including a 44 m room2 it’s a duplex of 45 m2 plus a small courtyard, has just sold for €155,000.
Auxerre: le ECD above all
After a 13% increase over the past five years, prices in Auxerre seem to be marking time. It takes 1,450 €/m2 for an apartment and €1,820/m2 for a house. Energy performance is a key subject in buyers’ thinking. “Some investors seize the opportunity to acquire a property at a lower cost (10 to 15% discount) and take advantage of possible tax exemption by carrying out work. Others give up visiting poorly classified properties,” explains Nicolas Martinot, manager of the group of the same name. The neighborhoods around the city center and the Piedalloues suburban sector remain the most popular. A house in very good condition of 110 m2 on the banks of the Yonne was sold for €199,000 by Century 21.
