“There are no vacancies of habitable apartments at the Fonds du Logement” – this is how the responsible minister Claude Meisch (DP) answers a corresponding parliamentary question from Pirate MP Marc Goergen.
While there is no problem with vacancies when it comes to habitable accommodation, some of the 2,000 apartments in the Fonds du Logement are regularly empty because they need to be renovated and are therefore considered uninhabitable. Renovations are particularly necessary when a tenant has moved out and the apartment is in an uninhabitable condition. The vacancy rate for such uninhabitable units varies constantly, the answer continues. However, around 100 apartments could be undergoing renovation at any given moment, says Meisch.
Most apartments can be rented out again in a few months
Goergen also asked how quickly the Fonds du Logement could pass on vacant apartments to new buyers or tenants. In general, a unit that has already been renovated and repaired can be rented out again within two to three months, explains the minister. It takes a little longer if a potential tenant does not want to take over the apartment and the Fonds du Logement has to look for a new candidate.

When selling apartments, it generally takes a little longer to find a buyer, usually between six and ten months. However, there can also be delays, for example if the buyer has problems getting a loan.
