Real estate is booming in Seine-Saint-Denis. In recent years, the territory of north-eastern Paris has been attracting more and more buyers, seduced by prices lower than those of the capital. In three months, from January to March 2021, the notaries registered 2,064 sales in the department. On average, the price per square meter traded over this period at 3,630 euros per square meteragainst 10,870 euros in Paris.
But prices can vary from simple to triple. Between Les Lilas, the most expensive town in the department and Pierrefitte-sur-Seine, the least expensive, the difference in price per square meter is 4,440 euros.
The cities bordering Paris are the most expensive
Unsurprisingly, the towns bordering Paris have the highest price per square meter in the department. In the lead, the The Lilacsthe neighboring town of Pre-Saint-Gervais as well as Saint Ouen, boosted in recent years with the extension of line 14. St Denis et Aubervilliers are the only two cities where the price per square meter is less than 5,000 euros.

The exception of Romainville
With the exception of Romainville, the towns other towns in the department are all between 2,600 euros and 3,990 euros/m². In recent years, real estate in Romainville has been boosted by the extension of line 11 of the metro. By 2023, the city will be less than 20 minutes from Châtelet station, in the center of Paris. At the opposite, Pierrefitte-sur-Seine, is the least expensive city in the department with a price per square meter of 2 600 euros.
