Austrian facility service companies are growing by 7.4 percent. The current ranking is characterized by several takeovers and the number of employees is growing by 4.0 percent. Personnel concepts and bundled orders are becoming more important for awarding decisions
Facility service companies in Austria are recording considerable growth of an average of 7.4 percent for the 2023 financial year. This figure represents the strongest growth since Lünendonk began monitoring the market in 2015. Service providers with a focus on technical services in particular are growing significantly faster than other providers, with an average of 11.9 percent. The number of employees in all companies analyzed is increasing by an average of 4.0 percent. The increase in sales is partly influenced by wage increases, which are due to intensive collective bargaining due to high inflation.

ISS Facility Service, with its Austrian headquarters in Vienna, maintains its market leadership. The Austrian subsidiary of the world’s largest facility management provider from Denmark achieved domestic sales of 332.9 million euros (+9.8%) in 2023.
The CKV Group has improved by four positions compared to the 2022 ranking to second place with a turnover of 175.0 million euros. This puts the group of companies, which includes Hellrein, Siwacht and Servitec, just ahead of the Dussmann Group (173.0 million euros). With consolidated domestic sales of an estimated 165.0 million euros, which corresponds to growth of 3.1 percent, Simacek is in fourth place.
Sodexo reached fifth place with sales of 150.3 million euros (+9.4%). ÖWD from Salzburg follows in sixth place with an estimated turnover of 117.0 million euros (+6.4%). Hausbetreuung Attensam reached seventh place with 104.3 million euros (+10.0%) and is thus just ahead of Equans with service sales of 104.0 million euros (+6.1%) in 2023.
Apleona Austria exceeds the 100 million euro mark for the first time, jumping from 20th to ninth place. With the takeover of Siemens Building Management & Services, the company grew by 102.0 percent in 2023 with sales of 101.0 million euros. Markas, based in St. Pölten, closes the top 10 with sales of
82.3 million euros (+10.8%).
The pursuers of the top 10 are led by Strabag Property and Facility Services with sales of 80.0 million euros. Caverion, which has generated a higher share of sales with services since the takeover of Porreal GmbH in 2022, is represented in the ranking for the first time and ranks twelfth with 75.0 million euros. PKE Facility Management is also growing inorganically through the acquisition of value one facility management GmbH and has achieved sales of
66.0 million euros Rank 13. immOH! Energy and building management, formerly Facilitycomfort, ranks 15th with 50.6 million euros (+1.4%). Sauter is new in the ranking and closes the Lünendonk list 2024 with a turnover of 23.0 million euros

What do clients attach particular importance to when awarding contracts? In addition to the price, facility service customers now pay particular attention to the personnel concept. The increasing complexity and relevance of facility management for the operation of real estate and the strained availability of personnel are changing the awarding behavior and priorities of clients.
The regional presence of the service provider as well as references and a high level of digital competence are also becoming increasingly important. However, three quarters of the orders are awarded for one location, 19 percent are agreed for several locations in one or more regions and 7 percent of the orders cover customer locations and properties across Austria. Contracts for several locations are trending upwards.
