The extension of the Zero Rate Loan (PTZ) system was finally decided by the government. This is a decision of the parliamentary majority. Therefore, it remains indisputable. Government maintains decision to extend PTZ
The Zero Rate Loan scheme is supposed to end at the end of 2022. But the government has decided otherwise. Indeed, he maintains his decision to extend the PTZ. On November 3, 2021, the deputies of the finance committee of the National Assembly adopted an amendment to the finance bill for 2022. It thus confirms the extension of the PTZ until December 31, 2023.
As a reminder, Emmanuelle Wargon, the Minister of Housing has undertaken to extend the PTZ for an additional year during the month of last October. By adopting the amendment to the finance bill for 2022, the deputies finally validate the extension of this device. Of course, this amendment will still have to be adopted in public before going before the eyes of the senators.
The essentials to know about the PTZ in 2022
The extension of the Zero Rate Loan is excellent news for the households concerned. Indeed, they can continue to benefit from this device in 2022 and 2023. And to say that some people thought that the PTZ would be removed in 2022. The government made the right decision.
The PTZ is a support system granted by the State to households wishing to access homeownership. It is generally used to finance the costs related to the acquisition of its main residence. There are, of course, eligibility conditions to be fulfilled (see in the last paragraph). PTZ duration oscillates between 20 and 25 years old.
The main advantage of PTZ is that it does not generate any interest. Moreover, the name of this device is eloquent. In particular, it attracts the attention of real estate investors. It is quite possible to use the PTZ within the framework of the acquisition of a new home. It thus covers up to 40% of the total price of the investment in the most strained areas: A, A to B1. It is up to 20% for assets acquired in relaxed areas: B2 and C.

The conditions of the Zero Rate Loan remain unchanged!
The eligibility conditions for the PTZ will remain unchanged on January 1, 2022. The Minister of Housing has been very clear on this subject. The system is still aimed at first-time buyers, that is to say individuals who are buying their main residences for the first time. They will have no interest to repay.
It will of course be necessary to meet specific resource conditions to benefit from the PTZ. There is a tax income limit to be respected. In practice, the reference tax income taken into account by the FISC is that of year N-2. In 2021, the income considered is for the year 2019. The ceilings are fixed according to the zones of implantation of the goods (A, A bis, B1, B2 and C) as well as of the number of people. Details in the table below:
