Jakarta –
Mega project case Meikarta in South Cikarang, Bekasi Regency goes a long way. Delivery promised in 2019, until now consumers have not received the purchased units.
Research chief Colliers Indonesia Ferry Salanto mentioned the case Meikarta it could be. He argues that the reputation of big-name developers is usually pretty important in real estate. However, in Meikarta’s case, this is not guaranteed.
“Meikarta so a valuable lesson. Potential buyers value the developer’s reputation, usually with big names. This cannot be a guarantee in this case,” he said on Wednesday (01/04/2023) in Colliers’ virtual media briefing.
Also, the impact of the case Meikarta consumers are now more careful when buying apartments. Consumers tend to choose ready-made units rather than buying at launch.
“This case is concerning. From our results in the fourth quarter, from this case buyers prefer to take existing projects, which have already seen their shape,” he said.
This way consumers feel more secure and get a clear occupation can be occupied. However, consumers must bear the consequences which and those incurred will be greater.
“Safer, it can be occupied clearly. Obviously there are consequences compared to buying early in the launch, the price is higher,” he said.
According to Ferry, in the second half of 2022 finished units are in fact more in demand. Although the price of the finished unit is more expensive, consumers give it more priority.
“The units that have been made are more desirable, referring to the experience of the project outside Jakarta. They are quite large, built by big developers, but cannot provide timeliness in finishing,” he explained.
