Real estate investing has always been and always will be the best. And this is still true today, says Pavel Streblov, Head of Commercial Construction at the Penta Group.
The real estate market has stalledalthough the demand is still there. Investorsalso due to the high interest rates, they are waiting. “Historically, real estate investing has proven to be resistant to pressure. That’s why I recommend them to everyone,” she says The head of commercial construction at Penta, Pavel Streblov.
And how does the current situation affect the commercial real estate market? “The interest from the tenants is still there, in the case of investor demand we are seeing a kind of freeze. They are waiting to see where the revenue percentage will move,” adds Streblov, adding that it’s understandable.
Klára Dostálová: The construction law, revised by Minister Bartoš, will continue to hinder the construction of apartments
We have constantly tried to find a reasonable compromise, says former Minister of Regional Development Klára Dostálová about the preparation of the new construction law. You started preparing it in 2017 when you joined the government. And finally she finished it and brought it in for approval. But Babiš’s ANO movement, for which Dostálová kicked and still kicks, lost the election.
“When you can invest in eight percent bonds, why would anyone buy real estate that yields four percent,” Streblov says.
Abbreviation there is demand for real estate, both in the commercial real estate market and in the residential market. And apparently for that reason, we can’t expect prices to go down.
„Price is always a question of supply and demand. Furthermore, the current situation, the sharp increase in construction costs, does not leave much room for discounting,” concludes Streblov.
What will happen next year in the real estate market? What is Penta up to? You will find out tomorrow in the Realitní Club podcast on newstream.cz and on all podcast platforms. Tomorrow in the podcast.
