Emmen will have three additional residential buildings with a total of 54 apartments. Construction recently started on Weerdingerstraat, between the Emmermeer district and the center.
The Oak, The Birch and The Den. That is the name of the three apartment complexes that are being built on the site between the Kwik-Fit car service station and the former Topographical Service complex. The developer is Avitec from Nieuw-Buinen and this company also takes care of the rental.
The plan is based on three buildings with three, five and four floors respectively. The smallest of the three will be on the side of the Kwik-Fit car service station.
The building site has been vacant for years. The municipal shipyard used to be located there, after which ICT company Centric could be found there. Avitec started the first work in January and expects to complete the first residential building at the end of this year. “This concerns the complex adjacent to the Kwit-Fit site. This will contain thirteen apartments,” says Avitec director Ben Timmermans.
Store power in mega battery
The five-storey building that will be built next door will soon house 23 apartments. This building should be ready around the construction holiday of 2025. Those interested in the third residential building, which will have 18 apartments, can pack their moving boxes at the end of 2025. This is the building closest to the former Topographical Service, now the home of the Tax Authorities and the National Archives.
All apartments will have two bedrooms, two parking spaces and each tenant will also have a storage room at their disposal. The parking spaces will be located under a giant carport of 3,000 square meters that will be built behind Kwik-Fit. “There will be 800 solar panels on the roof of this carport. We use the electricity we generate for the apartments,” says Timmermans.
The power that is not immediately needed is stored in a mega battery. Avitec expects that this will be sufficient to get through the winters without help from third parties. Because this is a so-called private network, permission is still required from ACM, or the Consumer & Markets Authority. Timmermans: “In fact, we are ahead of new developments with this and this project.”
The apartments will also use geothermal energy and holes have been drilled to a depth of about a hundred meters.
Clay from the Groningen polder
Building De Eik will be dark brown in color, white stones will be used for De Berk and De Den will be light brown. The stones are made of clay from the Ulsder Polder in Groningen. “We use materials and companies from the region as much as possible,” says Timmermans.
He cannot yet mention the exact rental prices. “But they will fall under the so-called mid-rent.”
