Düsseldorf Luxury Department Store “Carsch-Haus” Faces Uncertain Future as Construction Halted

Düsseldorf – First the Elbtower, now the Carsch House? The traditional “Carsch-Haus” was actually supposed to reopen in Düsseldorf in spring 2025. It would then be the fourth luxury department store of the KaDeWe Group, which also includes the shopping temple of the same name in the capital. But then the Signa bankruptcy (49 percent owned by the KaDeWe Group) of Ösi billionaire René Benko (46) intervened – and construction work was stopped, as was the case with his “Elbtower” in Hamburg.

Although the second owner of the department store group, the Central Group from Thailand, has now stepped in financially, the project on the Rhine is on shaky ground. According to “Immobilienzeitung”, the neighboring building is to blame: Kasernenstrasse 6. This also belongs entirely to real estate bankrupt Benko, who has just been sent into bankruptcy.

The problem: the Carsch House is dependent on the half-gutted building. The property shares an underground car park through which goods are delivered. The staff rooms are also located there. “It seems impossible to me to realize the Carsch House project without Kasernenstrasse 6,” Frank Emmerich from the real estate service provider CBRE is quoted in the “Immobilienzeitung”.

Justine Desnoulez (42) has the café “Aux Merveilleux de Fred” next to the “Carsch-Haus”. She hopes that everything will be sorted out soon, says: “I have losses because it’s not worth opening the terrace. Hardly any cars drive here anymore, and walk-in customers tend to give the construction site a wide berth anyway.”

BILD followed up with the city of Düsseldorf. Are these two buildings related? A spokesman: “Yes, there is already a functioning underground connection between the two buildings via a shared parking garage.” They want to improve the logistical relationships at this point and realize deliveries for the “Carsch House” at ground level.
