The general opinion that a heat pump does cost something, but in 5-7 years you are in cotton wool, is not true in most cases. Very important facts are deliberately not included in the calculation of the return of the heat pump. These have a demonstrable effect on the entire calculation and turn the return outlook in a negative direction.
Example: Low-energy bungalow with a usable area of 100 m2
A standard bungalow was chosen as a sample example, which is often chosen today by a young family with two children. The house meets most of the available requirements (4+kk) and has enough space. In most cases, people don’t buy this house with cash, but the mortgage plays a role. This is one, but by no means the only, aspect that is neglected when calculating the return on the purchase of a heat pump and hot water underfloor heating.
The parameters of the house are as follows:
usable area = 100 m2, energy consumption for heating = 3.8 MWh/year, energy consumption for reference area 118 m2 = 32.5 kWh/m2*year.

Comparison of heating costs: Heat pump vs. floor carbon foil
To make the given example more telling, an alternative floor heating technology was chosen for the heat pump – floor carbon foil (electric heating). All factors related to the acquisition of individual technologies were taken into account in the entire comparison.
Acquisition of the entire technology for heating: In the case of a heat pump, it is the pump itself, the “boiler room” – a technical room and all the elements needed to install hot water underfloor heating. Here, the price of purchasing a turnkey heating system (not just the pump itself) is taken into account – a sum of about 470,000 CZK. Check the current price of the heat pump itself here.
For carbon heating foils, the price for the purchase of a turnkey heating system is approximately CZK 130,000.
Technical room costs: The calculation also includes the very neglected fact that we need at least 2 m2 of useful space for heat pump technology inside the house. In addition, you have to pay for this space or “take it away” from the bedroom, living room, storage areas, etc. Here, a price of approx. 55,000/m2 of usable area is calculated.
Service costs: Regular technology revisions and servicing of their parts – 90,000 over 30 years for a heat pump.
Technology Renewals: is there any expected lifespan.
Heating costs: The last item refers to the heating costs per year. For comparison examples, the D57d rate will be calculated.

Evaluation: Heat pump vs. floor carbon foil
The overall cost comparison was made in two separate variants:
The acquisition of a house, and thus the entire technology for cash = no mortgage required. The acquisition of a house, and thus the entire technology for a mortgagewhich is currently around 6%.
In the case of variant A, it is also not taken into account at all that you can use the money saved by purchasing cheaper technology in some way, for example in a savings account (currently approx. 5% per year). With a difference of 450,000 and with uncompounded interest (interest is not added to the original amount, which does not bear interest the following year with accrued interest), it amounts to CZK 22,500/year.
In the case of variants A and B, it is assumed that service costs and technology renewal are already paid in cash = you no longer pay anyone any interest for them. The horizon is set to 30 years, which is the usual mortgage repayment period for the purchase of this type of family home.
The results of the first comparison are calculated with an electricity price of CZK 4/kWh.
You can see how much these cost comparison values change when the price per kWh changes tables. In them, simulations were carried out with an increasing price per kWh, up to CZK 8/kWh.
Conclusion: Comparing the cost of a heat pump with the cost of electric underfloor heating
It is clear from the calculation that, despite the heat pump factor of 3.0, its acquisition is not worthwhile even in the case of acquisition for cash (when, as mentioned, you do not work with saved money) and in option B, when a mortgage enters the process, the entire technology does not pay off even more significantly.

We simulated low-energy houses with the same energy consumption for heating and with the same technologies up to the size of 250 m2 of usable area, and even in this size of house there was no turning point in which the purchase of a heating system with a heat pump would be worthwhile. It is therefore up for consideration whether the technology, which in addition has a very negative sound but also visual effect, makes sense when its return when including all influences is not realistic.
