(sda) Home buyers had to pay an average of 0.5 percent more for a home in January than in the previous month. And condominiums also cost 0.4 percent more in January than in December. This is shown by the latest Swiss Real Estate Offer Index, which is collected by the real estate portal Immoscout24 in cooperation with the real estate consultancy IAZI and published on Tuesday.
The year-on-year increase is particularly strong: Those who currently want to become homeowners pay 6.5 percent more than twelve months ago. The prices for condominiums also increased significantly by 4.8 percent compared to the previous year.
According to Immoscout24 boss Martin Waeber, the fact that the difficult economic situation cannot seem to affect the real estate market has to do with the relevance of one’s own four walls, especially in times of home office. “The decisive factor is the great importance of housing as a basic human need,” he is quoted in the communication.
For tenants, however, there is good news: The prices of rental apartments did not increase further in January across Switzerland. Asking rents in the Lake Geneva region, north-western Switzerland, eastern Switzerland, central Switzerland and the Central Plateau stagnated practically at the December level.
The only major fluctuations were in the Zurich region and Ticino: in Zurich, rental apartments were 1.1 percent cheaper than in the previous month. In Ticino, rents rose by 1.7 percent.
