Continued Decrease in Real Estate Transactions Signals Onset of Recession in Bulgaria

According to the data of the Registration Agency, for the fourth consecutive quarter of the real estate market in our country, there is a decrease in the number of transactions. this, according to some analysts, is a major sign of the onset of recession in the sector. For the second quarter, a 15% drop in sales compared to the same period last year was reported. Their total number is 54,371. In the first three months of the current year, a decrease of 9%, or 44,461 transactions, was also recorded.

The decrease in the number of transactions both in Sofia and in the larger cities of the country is due to a future change in the banks’ policy, and not so much to a real change in the conditions of housing lending.

In the second quarter, property sales in Sofia decreased by 11.7%, to 8,615 on an annual basis. In the first year, the decrease was 12.2%, to 6,381, according to the data of the Registration Agency. During the fourth quarter of 2022, the fall in the number of deals reached 17.26%, and their number, which is usually the highest at the end of the year, was 9,668.
