Concrete Rubik’s Cube: Residential Building 98 Front of Oda in New York – DETAIL

Dumbo is what New Yorkers call the district on the East River and the famous Brooklyn Bridge. In terms of colour, the new Oda building with its gray facades perfectly matches the name of the waterfront district. Instead of large elephant ears, it stands out with cubes of different sizes made of exposed concrete. They result in exciting projections and recesses and form projections as well as a variety of terraces and outdoor areas. Large areas of glazing complete the irregularly stacked views. Depending on the viewing angle, not only the lights of the neighboring skyscrapers are reflected in the glass, but also the blue of the sky and the water.
At almost 18,000 m2 165 residential units are being built over 10 floors. There are compact single apartments with 35 m2 to large apartments for families with an area of ​​over 185 m2. The planning team developed the flexible floor plans of 98 Front around a modular system from the inside out. These should not only offer space for a wide variety of user groups, but also adapt to different functions such as living, working and more. Many of the units also have their own terrace or balcony.
Common areas complete the spatial program of the residential complex. In addition to coworking and fitness, this also includes an in-house spa area and a pool. Residents can use roof terraces with spectacular views of New York, as well as barbecue stations and outdoor kitchens. A mix of raw surfaces and high-quality materials characterizes the interior design. Representing this approach are narrow wooden slats and a mirrored counter in the foyer. Exposed concrete and warm wooden floors also define the picture in the public and private zones and create a special living experience in the middle of the American metropolis.
