Colomiers. Disability: renovation of the YMCA at Cabirol

“Impatience and fervor”, such were the words which came to the minds of the members of the Board of Directors of the Association YMCA de Colomiers, who surrounded Marc Beauvais and Patrick Delacroix (respectively president and general manager of the YMCA), on the occasion of the laying of the first stone of the rehabilitation works of the Cabirol site. A few weeks before Christmas, it was in a way “the party before the hour” for all, and in particular for all people with disabilities, exclusion or social difficulty, welcomed and housed by the YMCA on this site.

Their accommodation, more than 50 years old, is in fact the subject of a complex rehabilitation, the project management of which is provided by Alteal. The objective is to create large and bright collective living spaces, to improve the comfort of residents, by adapting the whole so that everyone can “test their capacity to be autonomous”, as reminded by the educators who also supported residents as part of this project.

Insulation from the outside of the 5 existing buildings, expansion of reception areas, addition of new elevators, are also on the program.

This vast project concerns 120 housing units (rooms, studios or one-bedroom apartments: 44 to be built and 76 to be rehabilitated), and 11 buildings (including 6 new), for a living area of ​​2,877 m2.

This work is carried out within the framework of a design-build consortium made up of the Thomas and Danizan company (general masonry and structural work for the building) and MR3A, Project Manager.

Several major constraints were imposed on them: preserving the plant environment, adapting to the site’s significant drop in height, maintaining the “intimate” dimension of the whole, and complying with the new RT 2021 environmental regulations, which combine thermal constraints and ecological, in order to better protect the environment.

Started in May 2021, the work should continue until April 2023. Their estimated cost is 15 million euros.
