The Decentralized Administration seeks not to waste precious time in the project of the “surgical demolition” of the top floors of the Cocomat hotel on the Acropolis.
Well-informed sources state that the Decentralized project team is in contact with the Technical Chamber of Greece (a technical consultant has been appointed) and they are working on the tender announcement documents for the selection of the consultant who will undertake to prepare the demolition studies and all the statistical projects that are required.
When will the announcement for the consultant “go up”.
The aim of those involved in the project is to have the documents ready by the end of August at the latest, so that the announcement of the tender process can proceed in September. However, the possibility of appealing to the Pre-Trial Appeals Control Authority is not ruled out, which will inevitably delay the completion of the tender.
The next step is the holding of the tender for the recruitment of the company that will take responsibility for the demolition of approximately the last three floors of the hotel on 5 Falirou Street in the Makrygianni area. This is placed within the next year, since it will take some time for the demolition studies to be prepared.
It should be noted that the preparation of the studies will require, among other things, specific actions, such as preparatory investigations for the stability of the building.
The Decentralized Administration, as authoritative sources report, has already examined the technical companies inside and outside Greece that could undertake the surgical demolition of the building safely. “Don’t forget that this is a complex project, the like of which has never existed in Greece in the past,” they note.
The cost
Engineering estimates they want the whole process to take time and money due to the particularities presented by the project. It is very likely, as they say, that a crane will need to be installed and consequently traffic regulations in the wider area, since public space will have to be reserved to set up the construction site.
It might as well during the demolition the stability of the building is affected and need additional support which will raise the cost of the project. Which, it is not excluded that it will even exceed 1 million euros!
In full consultation with the CoE
Given the complexity of the project, Apocentromeni is in open line with the Council of State, in order to ensure the necessary time extensions. “The CoE has fully realized that this is a difficult and demanding project and for this reason it is giving the necessary extensions in writing”, they point out meaningfully.
Apocentromeni still makes sure to inform all parties involved from the Municipality of Athens to the Ministries of Tourism and Culture about their actions.
The top 3 floors were sealed
In the meantime, the hotel is operating normally and welcoming guests, with the exception of the top three floors that were sealed a few months ago by the Ministry of Tourism, in execution of the relevant decision of the Three-member Compliance Council of the Council of State.
It is recalled that last fall the Council of Ministers decided to entrust the state agencies with the responsibility of demolishing the last two floors of the 10-story Cocomat hotel at 5 Faliro Street, which were deemed arbitrary, giving them six months to prepare the whole process.
Blue Cedar’s reaction
It was preceded by the refusal of the owner company (Blue Cedar) of the Eumorfidis brothers to undertake the demolition citing the difficulties of the project. However, it is possible that all of the above will be overturned in the event that Blue Cedar achieves a positive court decision for it.
The management of the company has filed a series of appeals in a series of courts, arguing that the hotel together with the two disputed floors was built with a legal permit and a total cost that exceeded 11 million euros.
