The Decentralized Administration aims at the cooperation of the Technical Chamber of Greece in the project of the “surgical demolition” of the top floors of the Cocomat hotel in the Acropolis. A rather complex and complex undertaking, as reported by people who closely follow the high-profile case.
Having secured the approval of the Accounts General for the financing of the demolition study amounting to approximately 600,000 euros, Apocentromeni seeks to conclude an agreement with the Technical Chamber of Greece (TEE), in order to hire a technical consultant.
“The know-how of an experienced consultant for a project that has no precedent in the Greek reality is essential”, note sources of the Decentralized Administration.
“It is one thing to demolish an arbitrary building on the seafront, and another to try to shorten an active 33-meter building by two and a half stories, while ensuring that the building will not suffer any further damage or deterioration, and even in a densely built-up and residential area,” they point out. . Because in the event of a failure, the property owner will be able to request compensation.
The TEE is open, the agreement takes precedence
A leading official of the TEE, speaking to “OT”, states that he is first waiting to be informed about the exact mission he will undertake in the specific project, -even the preparation of the relevant study- so that he can then reach his decision.
He clarifies that the Chamber is always ready to offer to the best of its ability and does not exclude anything from the preamble, however a programming agreement must be signed first which will describe the scope of his responsibilities.
Plan B
The Decentralized Administration even if the efforts with the Technical Chamber do not work is considering addressing the Academic Community and specifically to a University that specializes in the construction sector, in order to act as a consultant.
The next step is the announcement of the tender for the hiring of a consultant who will draw up the demolition study and then the tender for the assignment of the demolition to a specialized company.
What is Blue Cedar asking for?
Blue Kedros, owner of the Cocomat hotel in Acropolis, wants information to have requested that the demolition study be carried out with the business in operation. The company claims that with the modern technology and digital tools available, the necessary actions can be carried out without having to close the hotel.
It is recalled that last fall the Council of Ministers decided to entrust the state agencies with the responsibility of demolishing the last two floors of the 10-story Cocomat hotel at 5 Faliro Street, which were deemed arbitrary, giving them six months to prepare the whole process.
All up in the air (?)
However, it is possible that all of the above will be overturned in the event that Blue Cedar achieves a positive court decision for it. Its management has filed a series of appeals in domestic courts, arguing that the hotel together with the disputed floors was built with a legal permit and a total cost that exceeded 11 million euros.
