Governor Wanda Vázquez Garced announced Wednesday the construction of San Blas Apartments, a new project aimed at providing affordable housing for the elderly in the municipality of Coamo under the CDBG-DR Gap Program of Income Housing Tax Credits. Low (LIHTC).
“We are excited about this new project that will benefit the elderly in Coamo. San Blas Apartments will offer a variety of amenities, in addition to good accessibility, so that its residents can enjoy a well-deserved quality of life, “said the governor in written communication.
San Blas Apartments will feature 69 one-bedroom apartment units, spread across two five-story buildings. The project has designated eleven units as accessible for mobility and three units with sensory accessibility, for a total of 14 accessible units.
For his part, the Secretary of the Department of Housing, Luis Fernández Trinchet added that “in the wake of Hurricanes Irma and María, Puerto Rico faces a need for inventory of rental housing. The LITHC program provides the necessary economic resource in many instances for the construction and development of housing projects that benefit different sectors of society in need of an accessible and safe home ”.
Vázquez Garced indicated that the LIHTC Program, focused on low or moderate income families, provides required incentives to stimulate housing development and reestablish the current inventory with new, resilient and affordable rental units.
San Blas Apartments has a construction area of 2,488.36 square meters. The cost of the project is a total of $ 21.13 million, of which CDBG-DR allocated about $ 8 million.
The Housing Finance Authority (AFV) is the entity that administers the program, which has $ 413 million. The maximum award for eligible projects can be up to the total approved gap.
Project amenities include medical services, laundry facilities, recreation area, gazebos and an activity center. Also, the project will be equipped with an electric generator and cistern and the apartments will use solar energy for the water heaters in each unit.
The new complex will be located in the urban center of Coamo, within walking distance of a public park, several supermarkets, a post office, a dentist, a gym and a medical center.
The developer of San Blas Apartments is Star Housing Development, Inc .; the general contractor is Caribe General Contractors, Inc. and the project designer is José Díaz Solivan & Associates.
