City council examines mayor’s plan for more housing

The city council’s land use and zoning committees analyzed the City of Yes for Ciudad del Yes plan this Thursday, proposed by the Adams Administration and which promises to provide a solution to New York’s housing shortage.

Meanwhile, this Wednesday, the Fiscal Policy Institute released a new report that echoes the concerns of thousands of New Yorkers about the constant increase in rent compared to wages.

“Salaries are very small, they don’t change. Rents are always increasing. They don’t show up, they move, a lot of people from here go to Philadelphia, to Pennsylvania because the rents are cheaper, cheaper there,” said worker Fabio Vásquez.

The publication shows that New York’s average rent rose by around 18% between 2019 and 2023, while income only grew by 11.5% in that same period.

This affects both renters and homeowners.

Average rent rose from $1,480 per month in 2019 to $1,750 last year, and mortgage costs for homeowners rose from $1,810 to $2,020 per month during that same period, according to Census Bureau statistics.

Vasquez.

To stop the trend and help New Yorkers find truly affordable housing, the “City of Yes for Housing Opportunity” plan promises to increase the city’s housing supply by approx. on 100,000 units by 2039.

“Here, any apartment costs 2,000 or so dollars. There is a need for many affordable apartments there for us, for the people who work, day by day, peso by peso,” said Vásquez.

However, there are those who strongly oppose the plan, arguing that it is full of false promises.

“At the Black Institute, we feel that the city is not a housing problem but a price problem. The plan promises growth and opportunity, but in reality, it will leave neighborhoods across the five boroughs facing rapid gentrification without protection or housing. that’s really affordable for New Yorkers.

Among other things, the proposal includes changes to New York’s zoning processes and the ability to build secondary housing units in private homes.

The final vote on this project must be held on December 5.
