Cité Darou Salam de Tivaouane Peulh: 47 owners threatened with expropriation

A real drama is taking place in the SCI DAROU SALAM residential complex in Tivaouane Peulh. The Senegalese real estate bank threatens to seize more than 47 houses following a mortgage from the developer, which the latter denounces. But the developer reacted and brought assurances that no seizure can be made on their properties that are not in the mortgaged area.

More than forty families are threatened with expropriation by the Banque de L’habitat du Sénégal, which claims ownership rights to the land title that houses their homes. In fact, these owners had received, a few weeks ago, seizure orders sent by the BHS and affecting 47 homes. At the origin of this situation, a mortgage made with the bank on an area of 15 hectares which houses the city. A transaction made by the developer without the knowledge of the buyers, when these homes have been acquired since 2009.

The collective of homeowners in the Darou Salam residential complex in the municipality of Tivaouane-Peul met this weekend to denounce the harassment of the Banque de l’Habitat du Sénégal (BHS) which sent an order equivalent to foreclosure. But to them it is an injustice and that they should not have to pay the financial setbacks of a developer after acquiring their properties in good and due form. ” The developer Saliou Youssou Dione mortgaged the land title 2858/R consisting of a land of 15 hectares and 47 lots of houses, without the knowledge of the owners who paid the purchase price of the houses in full. The latter received title deeds, raised hands, real rights and even land titles. All the deeds were framed by the office of the notary Mamadou Dieng Tanor Ndiaye”, says Ibrahima Wone, spokesman for the collective.

According to them, the property developer bypassed the notary to raise funds for the BHS, up to 222 million, by mortgaging the land title of the inhabitants of the city of Darou Salam.

To assert their rights, these owners file a complaint against the real estate company. ” We will file a complaint and they will respond for the fraud offense. The State must prohibit them from exercising the profession of real estate developer. … rumored collective spokesperson.
