Like private real estate, business real estate is seeing its economic situation turn around. And not really in a good way…
After a successful year in 2022 for tertiary real estate, the trend reversed quite sharply in the first quarter of 2023 for business real estate.
A decrease of 40%
According to the Offices panorama of the Lyon region produced by JLL, in Lyon, 43,939 m2 of offices were marketed in the 1st quarter of 2023, which represents a drop of… 40% in take-up over one year and 23% per year. compared to the ten-year average.
This downturn in the office and business building market will surely be “the” subject that will be most often discussed in the spans of the CIEL trade show for business real estate which will take place on June 7 and 8, in the main hall from the basket of the CCI of Lyon.
“Let’s be confident”
“For professionals in the sector, CIEL will be precisely the right time to discuss, compare recent experiences and identify potential solutions. Let’s be confident, Lyon is less affected than other French cities! We have some very good years behind us which bear witness to the dynamism of the metropolitan area”, wants to moderate Philippe Valentin, president of the CCI Lyon Métropole.
What role then can this fair play? “In this context, the CIEL aims to facilitate contact between business leaders and professional real estate players. Promoters, builders, real estate agencies, local authorities, professional associations, investors, business services will be present to guide managers towards the solution adapted to their needs in this context”, explain the organizers of the show.
For a day and a half, the show will welcome more than 70 exhibitors and expects to see nearly 2,000 professionals in its spans.
Seven workshops and controversial subject
It will also be a show where we should be able to collect as much information as possible on this shrinking market: seven conferences will make it possible to capture new trends in the sector and perhaps to find solutions on subjects such as “How to reconcile the new urban planning orientations of local elected officials with market demand? » ; “The regeneration of the city illustrated by ongoing projects on Part-Dieu; or even on the particularly controversial subject, currently: “the impact of the projects of pedestrianization of the city on the trade”; and this, concerning the Lyon peninsula… -CIEL, business real estate fair, Wednesday June 7 from 9:30 a.m. to 6:30 p.m. and Thursday June 8 from 9:00 a.m. to 2:00 p.m., at the Palais de la Bourse, Place de la Bourse.
