Charming 600-Year-Old Half-Timbered House with Historic Character for Sale in Angers

This half-timbered house of 131 m² located in the city center dates back to the year 1400. It is offered for sale for 550,000 euros.

It is a real part of the history of Angers which is currently offered for sale. Known by the poetic name of “Maison du chaplain de Landemore”, this building on rue Saint-Aignan in Angers is reputed to be the oldest half-timbered building in the city, as indicated by a sign on the facade. It was occupied until recently by a dermatologist, a discreet passionate collector of the Middle Ages who was able to appreciate the place for 50 years since he settled there while he was still a medical student. His children have chosen to sell this 131 m² house with rustic comfort but full of charm. It is offered for sale in particular by the network of L’Adresse agencies, at a price of 550,000 euros, or 4,200 euros per square meter, in the upper range of the estimates of Figaro real estate which evaluates the houses of the city between 2,180 and 4,550 €/m².

The place has obviously been emptied of objects accumulated by its owner but nevertheless contains many period treasures. This emblematic construction of the historic city of Angers is spread over four levels where we find floor tiles, stained glass windows, ironwork, tufa fireplaces and old doors or staircases. The owner has spent his life restoring all the sets as close as possible to what they were at the time. Among the rare exceptions: a 15th century fireplace unearthed from a materials dealer and brought up to the first floor. An excellent ECD

In a portrait dedicated to him two years ago by the Courrier de l’Ouest, the owner tells how he cleared his house of the cement, plasterboard and breeze blocks it contained. Result; a return to the original structure, resting on large pillars and stone walls coated with lime, and then on the floors a lighter assembly of oak and cob, this mixture of straw and earth abundantly used in the old buildings.

If the owner admitted that during cool winters it was better to cover up, the place has excellent thermal inertia and keeps perfectly cool in summer. Moreover, the energy performance diagnosis (DPE) was not mistaken: it gives this 600-year-old house an excellent E rating, where many constructions from the 1970s or Haussmann buildings must settle for an F or a G, classifying them among the thermal colanders. And to complete the medieval atmosphere, the place has three cellars, one of which is fully equipped.
