Singles can get a higher mortgage next year than now, reports outgoing Minister Hugo de Jonge (Housing). Singles who earn more than 28,000 euros per year are allowed to borrow 16,000 euros more. People with student debt will also soon be able to borrow more.

Former students are also allowed to borrow more. Only the original debt is no longer considered. Interim repayments will soon carry more weight. In addition, the borrowing capacity is increasing for people with student debt with a repayment term of 35 years. Someone with a debt to DUO of 25,000 euros with an interest rate of 2.56 percent will soon be able to borrow 4,000 euros more with a mortgage interest rate of 4.5 percent.

The mortgage standards will be further relaxed in more situations next year. It had previously been announced that a buyer may borrow more for a sustainable home. From label D and C, this saves 5,000 euros on the mortgage. This will then increase in steps of 10,000 euros, up to an extra mortgage of 50,000 euros for a house with an A++++ label and an energy performance guarantee for the next ten years.

Hardly any homes for singles with an average salary

Yet purchasing remains difficult for many single people. According to the Hypotheker, with an average salary of approximately 40,000 euros per year, someone will receive a mortgage of more than 127,000 euros, with a fixed interest rate for the next twenty years.

According to housing website Funda, approximately 250 homes are for sale in the Netherlands for less than 150,000 euros. The supply of these houses is especially tight in the Randstad. The average house price last year was around 430,000 euros, according to statistics agency CBS.

A spokesperson for De Jonge acknowledges that house prices may rise as a result of these measures; After all, buyers have more to spend and will make higher offers on homes. At the same time, the outgoing cabinet wants more houses to be made more sustainable. According to the government, a broader mortgage standard will contribute to this.
