If there was a mortgage, you have to wait for it to be lifted, then go see a notary to sign a preliminary contract (compromise). Given the liabilities (litigation having ended in court), I strongly advise (even more than usual) that each party, buyer and seller have their own notary (it is the same price). The notary will also be able to advise you on the procedures and check that there are no obstacles to the sale.

Then you will proceed to the actual sale. If the buyer does not need to borrow, you can even sign the deed directly, without the need for compromise.
