The Cergy Family Allowance Fund (CAF) moved to the Les Vergers office building at the start of the school year, considered one of the key elements in the renovation and attractiveness of the Cergy RER station district – Prefecture. Moreover, one of the other components of this vast modernization, the objective of which is to create a new heart and to guarantee the competitiveness of the agglomeration, will also consist in rehabilitating the building which still owns the organization.
This project, entrusted to the real estate developer and developer Demathieu Bard, is “ emblematic and atypical », Underlines Jean-François Leopold, deputy director of the Ile-de-France region. Emblematic because it is to include it in the modernization of one of these slab town planning, in vogue in the 1970s and 1980s, and to renew the exercise of the bridge building. Atypical because the new building, which will be raised and will benefit from a floor area of nearly 6,600 square meters, is dedicated to ensuring different functions and uses within the new center.
Co-living for students
The building will accommodate both 47 housing units for home ownership, expected to be marketed at the start of next year, and a shared housing residence, a formula better known under the term “coliving”, which will be in operation. particularly intended for the student population of the territory.
On the program, 81 rooms and studios, organized around common areas, the operation of which will be entrusted to Colonies, precursor of coliving for young workers which until now operated in places with a small capacity.
This young growth raised funds of 180 million euros last spring, and can count on the 30,000 students and the 13 higher education establishments of Cergy-Pontoise, to begin its development in the department. It already has several programs in Seine-Saint-Denis (Bagnolet, Rosny-sous-Bois, Noisy-Le-Grand), in Hauts-de-Seine (Colombes), in Val-de-Marne (Créteil, Villejuif ) and in Seine-et-Marne (Fontainebleau).
Medical home
On the ground floor, a medical center will bring together nurses, general practitioners and specialists, as well as a biological analysis laboratory and an imaging center. The place is intended in particular to relieve the emergency rooms of the hospital center. The shops and activities, covering 800 square meters, will be directly accessible from the forecourt of the SNCF station, served by trains of line A of the RER and those of line L of the Transilien. There must be a pharmacy, a restaurant and a food outlet.
The agglomeration of Cergy is also planning to acquire part of the slab space for artistic and cultural activity. Nothing has been finalized yet, but a reflection is underway to open a music recording studio. The department of Val-d’Oise is already rich in this area.
By the start of construction in the second half of 2021, the building will undergo an asbestos removal operation. In the meantime, it hosts a free Covid testing center until the end of the year. Delivery scheduled for the second half of 2023.
