this thursday in COPE We analyze the evolution of sale and rental prices since before the pandemic and what awaits us for this 2023 in “Housing, the perfect storm”, a special 12-hour program. Therefore, in ‘Herrera in COPE’We travel to different cities to get to know, in situ, some situations that different people face.
But before knowing the first story, Carlos Herrera provides some information on this topic:
- Comprar A house in Spain already costs us a 12% more than before the pandemic
- Rent is a 7.5 more expensive what a year ago
- pay the mortgage you eat, on average, three out of every ten euros that a family enters per month.
- The 40% of household income goes to pay the rent. In cities like Madrid or Barcelona it reaches 50%.
In addition, Carlos points out that if we add to these data factors such as inflation, the rise in the Euribor… “they will have the perfect storm, which is the housing storm,” says the announcer.
The first stop we make on our journey through the house is Valladolid where is our partner javier moon beside Carolina, our protagonist. Javier tells us that Carolina is the mother of three children and that she, at the time of her, applied for a mortgage with her husband for approximately 148.000 euros and that they granted him a variable rate for the acquisition of a home in a city.
Already, since last year, they experienced a first increase in the monthly fee and in the coming months they will experience another.
130 euros increase in the mortgage in six months
As Carolina tells us, “we paid a few 393 euros. In September we had the review and in October we went up to 470”. Now, this family from Valladolid is waiting for a new review of which they have already been told to “calculate another 70 euros approximately.” so in six months will experience a rise in the mortgage of 130 euros.

Carolina and her husband are unemployed, but this is not the first time that they have faced a difficult and complicated situation, since in 2015 they had to take advantage of the Code of Good Practices “Because there was a time when the letter practically doubled from the initial amount to what we were paying”.
This Valladolid woman explains to us what this Code of Good Practices consists of, “you pay only the interest, the bank retains the capital and extends the mortgage for a maximum of 5 years. And you can take shelter from 1 to 5 for as long as you need.
However, Carolina warns that “it has a small drawback, because at 5 years you have to pay it yes or yes”. For this reason, this woman from Valladolid reveals what she and her husband were doing during that time “we tried to save because what we could not afford was the full amount of the mortgage bill but we could pay part of it”
“For next month it is already a bit rushed to be able to pay the mortgage”
As Herrera did, Carolina also points out another of the problems that we have faced in recent months and that aggravates her situation even more. She raises the mortgage but “right now the mortgage has gone up feeding, he has uploaded you gasyou have raised the luz and there are four elements that you cannot be without” says Carolina, who confesses that the way to move forward is to “support the family”.
Finally, Carolina assures that “up to now we have been able to pay the mortgage” but “This coming month is already a bit rushed” being able to pay it.
