Free notary fees, equipped kitchens included in the price or even discounts of 3,000 to 4,000 euros per room: these are the offers currently offered by developers in order to attract buyers. These have, in fact, drastically decreased in recent months due to the difficulty of access to credit which has affected the entire real estate sector.
The disappearance, planned for the end of December, of the Pinel system, which allows you to buy housing to rent it at an affordable price and benefit from a tax advantage, has also discouraged investors. Before 2022, half of new housing was sold to households who rented the accommodation at an affordable price in exchange for a tax advantage. They now represent only a third of buyers. “Usually, we had the prospect of a new system with the finance law, but that is not the case this time”regrets Pascal Boulanger, president of the Federation of Real Estate Developers.
Developers are adapting to this unfavorable situation and have reduced their supply, but they still have housing for sale, and “a developer absolutely must sell to sell off his stock, otherwise it costs him very dearly”explains Antoine Guillorit, strategic director of the Ile-de-France developer Interconstruction. A boon for people who want to buy, whether to live or to rent.
Unrivaled energy performance
In some cities, the price gap between old and new housing has narrowed to the point where new is barely more expensive than old. Let us cite, for example, Bordeaux: the average price of old real estate in the city is between 3,000 and 5,000 euros per square meter, according to the estimation site Meilleurs Agents, but there are new developments close to the station Saint-Jean announced at 4,000 euros per square meter by Marignan Immobilier.

Same thing in Suresnes (Hauts-de-Seine), in the Paris suburbs, where Icade is marketing a program for around 7,600 euros per square meter, while average prices in the city are around 7,000 euros per square meter. In Dijon, the prices of new and old buildings are both around 3,000 euros per square meter.
Compared to the old, the new offers the advantage of unrivaled energy performance : “Buying new is the certainty of not having to spend a lot on heating”assures Fabrice Aubert, deputy general manager at Nexity. And if you want to carry out work to improve the energy performance of an old home, it is more expensive than buying new in certain cities.
