In four of the six largest cities in the country with a population of over 120,000 people (Sofia, Varna, Plovdiv, Burgas, Ruse and Stara Zagora) there is a significant increase in property purchases, writes Trud.
Some seaside and mountain resorts also saw a big increase in deals. But in some small settlements, the increase in real estate transactions outpaced the growth recorded in Sofia. This shows that there is a demand for housing not only in big cities. In the third quarter of the year, the total number of transactions in the country was 54,138.
For the same period last year, the number of transactions was almost the same.
In the six largest cities, sales during the quarter were 20,074, which represents an increase of 9.8 percent compared to the same period last year. In Burgas, there were 2300 registered transactions within three months, compared to 1931 a year earlier. This represents an increase in property purchases by 19.1 percent, which puts Burgas in first place in terms of transaction growth among the largest cities in the country.
There is also a serious increase in transactions in Plovdiv. During the quarter, 4,072 transactions were registered at the registry office in the city, compared to 3,582 in the same period last year. This represents a growth of 13.7%. In Stara Zagora, the increase in property purchases is even greater – by 18.2 percent compared to last year. From July to September, 1,097 transactions were registered at the registry office in the city.
In Varna and Ruse, a decrease in transactions was reported by 0.6% and 8%, respectively, on an annual basis. But despite this, overall for the six largest cities in the country there is an increase in sales.
There is a big difference regarding the movement of the property market in different cities of the country. The transactions registered in the registry offices during the quarter in 16 cities are more than 10% more than in the same period last year. This shows that buyers are very active in these settlements.
In first place in terms of sales growth is the registry office in the city of Kostinbrod. There are 238 housing transactions registered there, which is an increase of 28.6% on an annual basis. Kostinbrod is very close to Sofia and the growth of transactions shows the great interest in suburban properties near the capital.
In second place in terms of transaction growth is Dryanovo. There were 98 recorded sales for the quarter, but that was 27.3% more than the same period last year. The area of Dryanovo attracts buyers with its beautiful nature. More and more people want to have a home with more space where they can be closer to nature.
In third and fourth place are Burgas and Velingrad, and in the registry offices in both cities the growth of transactions was 19.1%.
In Velingrad in just three months, there were 293 purchases, which shows the great interest in vacation properties and country houses. In fifth place in terms of transaction growth is Stara Zagora, followed by Nessebar with an increase of 16.1%. The Nessebar Registry Office also registers real estate transactions in Sunny Beach, with 2,766 registered sales in just three months.
Among the other regions with double-digit growth in real estate transactions are Blagoevgrad (12.8% growth and 459 sales), Etropole (12.3% increase and 91 transactions), Zlatograd (12% growth and 28 sales), Devnya (11.6 % increase and 309 sales), Smolyan (11.5% growth and 282 transactions), Chepelare (11.1% growth and 100 sales). It turns out that there is an increase in transactions in most of the largest cities of the country, as well as in smaller settlements.
There are the most property transactions in Sofia. But also in other cities of the country the real estate market is very active. More than 1,000 transactions were registered in the registry offices in seven cities in one quarter, according to data from the Registry Agency for the period July-September. These are Sofia, Plovdiv, Varna, Burgas, Nessebar, Ruse and Stara Zagora.
In the registry offices in 13 cities, the transactions are between 500 and 1000 within three months. This shows that buyers are not concentrated only in the largest settlements.
A trend in the market from 2020 that has continued now is the demand for country houses. Many people choose rural properties that are surrounded by nature. They are looking for both ready-made houses that do not need major repairs, and cheaper houses that need to be invested in additional funds and labor to meet modern requirements for a comfortable home.
Preference is given to houses that have a good road access, as well as those that are close to a larger city. There is also great interest in holiday properties by the sea.
