Recently, they are noticed most often real estate scams with so-called pre-contracts for unregulated properties that have a percentage of the land, and on the basis of which you can practically never acquire ownership. People should be careful, hire good specialists working in the field of property law.

A pre-contract is a promise of a deal. It is not a sale, it is not entered in the property register and does not make you the owner.

I’m not talking about normal preliminary contracts, where it is possible to conclude a final purchase-sale contract, but about a special one misleading category. But a consultation is needed on this matter.

Another important thing is property taxes. The so-called unified property tax (ENFIA) can now be easily paid through the TAXISNET electronic platform, using your personal codes for your tax number (ATM).

You can now also pay by international currency transfer from Bulgaria. But for more details and details of these operations, it is best for people to contact their accountant or lawyer, who can explain them best,” said the lawyer.

“And not to be forgotten very important details that need to be very careful. When buying a property, a property inspection for encumbrances with an independent lawyer and an inspection by a construction engineer must be done!!!

These are possible mortgages, pledges, etc. note that the in Greece there is a twenty-year statute of limitations on property encumbrances. Buying a property with encumbrances automatically puts you in debt in ways you don’t realizeif no pre-check is done.

“Increasingly, we have to work with our diplomatic representations. In recent years, good cooperation of the Bulgarian lawyers with the General Consulate in Thessaloniki has been observed. They assist us in all matters that are within their competence.

Along with the continuous travel, transactions and contact of many different people, of course there is also crime. But crime exists everywhere.

I advise our compatriots to take care of themselves and not to cause the events themselves.

And as for the alo-cheaters, they are people from a more specific contingent. It’s best not to answer unknown numbers and check the events they report first!!! Also, don’t respond to questionable job postings on the Internet.

Fines are also an important topic. In Greece, they are salty, and Bulgarians often break traffic rules and get heavy penalties.

It is recommended that fines be paid on time. Do not be surprised to receive an invitation for payments in Bulgaria for sanctions imposed in Greece. If you have a tax number in Greece, be sure that the fine is noted on your number and not paying on time leads to an increase in the amount, penal interest is imposed. So pay them on time.

Recently, Bulgarians were fined for captain’s permits. A peculiarity is that Greece requires these documents to be translated and to certify that the institution that issued them is legally competent.
