Where a barn recently burned down, Paulus Wohnbau GmbH from Pleidelsheim wants to make assisted living possible for senior citizens. The plans are already very specific, but are also viewed critically.

Leinfelden-Echterdingen – The plans are already quite specific: Paulus Wohnbau GmbH wants to build 42 two- to three-room apartments for senior citizens, including an office for the caretakers of the residents, on the corner of Gartenstrasse and Christophstrasse, in the heart of Echterdingen. Older people can move into this house near Zeppelinplatz, who are dependent on a certain amount of care, but can and want to live relatively independently. Employees of the Diakoniestation on the Fildern would regularly check on the residents and take on minor auxiliary services.

The apartments are to be built on the very same site on which there was a fire on the night of October 11th and a barn could no longer be saved. Why the fire started is still not clear. According to a police spokesman, the fire investigators have already been on site several times. The insurance company has commissioned an expert. According to Daniel Schuster, a managing director of Pleidelsheimer Wohnbau GmbH, the flames did not endanger the senior housing project. “The barn should have given way either way,” he says.

The care contract is ready to be signed

According to Schuster, a contract between the developer and the Diakoniestation on the Fildern is ready and ready to be signed. Even the care allowance is already fixed: it would cost 105 euros per month if a married couple lived in an apartment, 85 euros would be incurred if someone moved in there alone.

The area had belonged to an opponent of the state fair. His heirs sold the property to Paulus Wohnbau GmbH for what is said to be a lot of money. Apartments are also to be built in the listed Gasthof Adler, which has been vacant for years and is also located on this property and thanks to the fire brigade was not affected by the fire. The investor wants to renovate the inn. “The apartments there will not be suitable for the elderly,” says Schuster, and barrier-free access cannot be implemented in this building.

The developer would like to start construction as early as 2021. “We want to submit a building application to the city as soon as possible,” says Schuster. The company presented the plans to the Technical Committee – the parliamentary groups exchanged ideas behind closed doors. As could be heard, there were also critical voices. After all, a larger meadow with trees like a large ash and a beautiful walnut tree has to give way for this construction project. Another green space will then disappear in the heart of Echterdingen.




Trees fell for the construction project

Schuster says that the new building should also include a garden in which the senior citizens can also hang out. Mayor Eva Noller explains that for every tree that is felled, a new one has to be planted. She says: “I also regret the loss of these trees.” But she can also gain a lot from the construction project. “We already have a few nursing homes in the city, but not enough places in assisted living.” There is an absolute need for such an offer. The location is very attractive for senior citizens. From there you can do a lot on foot. Older people don’t necessarily have to wait until life in their own home is no longer manageable. “Here we have an internal development that is preferable to an external development,” she says.

The city can still exercise its right of first refusal for a few weeks, take over the property and thus thwart the investor’s bill. Noller wants to refrain from this. Because the construction project is “a good thing”. In addition, the city would then have to take over the not cheap purchase price. The municipality already has numerous building construction projects. Another project cannot be managed financially or personally. Nonetheless, the city will buy some of this property from the investor. Because new, wider sidewalks are to be created along Gartenstrasse and Christophstrasse.
