1,200 years. That is the official age of the oldest town in Spain. We are referring to Brañosera (Palencia), a town that holds the title of the first Spanish town with a Town Hall, a milestone that took place in the year 824 AD. This recognition is based on the Puebla Charter granted by Munio Núñez, count of the lands of La Braña Osaria. At the time, this document gave rights to the new settlers of an area, specifying the distribution of the lands. He was also key in the birth of the Brañosera Charter, laying the foundations of the first Town Hall in Spain.

This town is located in the Montaña Palentina Natural Park, near the Valdecebollas Massif, and is characterized by its impressive natural landscape, which includes forests and diverse flora, with the Rubagón River being a key element. Likewise, its surroundings are home to several hiking routes, with views of the emblematic Pico Valdecebollas and the Picos de Europa. One of the most famous is the one that connects Golobar-Valdecebollas-Cueto Mañín-Golobar, very typical among visitors for its beautiful landscapes and its moderate difficulty. The route has a length of 15.66 kilometers and a duration of around 4:30 / 5 hours.

In the first quarter of 2024, the real estate market in Spain has experienced a notable slowdown with a slight increase in home prices, marking a growth of 0.1% compared to the last quarter of 2023. This percentage represents the rate lowest growth rate since the end of 2020, indicating a trend towards price stabilization in the sector. Particularly in Madrid and Barcelona, ​​the two main capitals, a decrease in prices of 1.1% and 0.7%, respectively, has been recorded.

The appraiser Tinsa, the source of this data, points out that the areas most affected by this brake on price escalation are the large urban centers and their metropolitan areas, while municipalities with a strong tourist presence have seen a more significant increase. This situation reflects a market influenced by second home buyers, who do not seem as affected by current economic challenges, such as high inflation and high interest rates.

From a geographical point of view, the Balearic Islands and Palma de Mallorca stand out for being the only areas with prices higher than their peak during the real estate boom, with increases of 7.1% and 4.2%, respectively.

The report also points out the variability in the behavior of housing prices across the different autonomous communities, with some experiencing small decreases and others, such as Extremadura and La Rioja, registering increases of more than 2%. In year-on-year terms, several provinces have seen notable increases in housing prices, with Malaga being one of those with the greatest growth.
