The special AIF, which is aimed at deposit A funds from institutional investors, is to achieve a target volume of EUR 500 million with a debt capital ratio of 45% and, over ten years, bring an average dividend of 3.25%. The minimum investment is EUR 3 million. The investment focus is on the metropolitan regions of Berlin, Hamburg, Frankfurt, Stuttgart, Munich, Cologne and Düsseldorf. 10% to 30% of the fund’s assets are to flow into other high-growth cities such as Bonn, Hanover, Leipzig and Nuremberg as well as into swarm cities with growth drivers such as universities and research locations (e.g. Freiburg, Erfurt, Osnabrück and Regensburg). BNP Paribas Reim is looking for existing and new buildings.
The investment manager plans to buy around three properties a year for an average of around EUR 50 million. He starts with a project development secured by a forward deal, which is being built in an A-City and comprises more than 200 residential units.
