Changes in Ordinance No. 2 of 2005 on the keeping and storage of the property register foresee a major change with the documentation of the properties in our country. They are released for public discussion.
The amendments provide for an electronic lot to be made for each property. This is necessary due to changes in the law, which regulate the digitization of all documents on paper stored in the registry offices of the Registry Agency, the creation of electronic batch files of all documents entered in the land registry.
According to the changes, the real estate register, as a common electronic database, will contain the electronic lots of the real estate and the electronic lot files with the registered acts and the documents attached to them.
The electronic lot will be prepared on the basis of the existing data of the registered deed and the data provided for the property by the Agency for Geodesy, Cartography and Cadastre.
The authority of the registry offices to enter information into the electronic batches of real estate and the electronic batch files of the registered acts with the documents attached to them is introduced.
When carrying out an inspection, the registration judge will make ex officio inquiries, including for cadastral maps and schemes, the regulation also says. It will not require application of a fee paid document when payment is made electronically.
In the case of a real estate transaction, the registry office enters the information in the lot with the attached documents in the electronic lot file. At the same time as the entry is made, the registration judge is obliged to check the content, the identity of the electronic form with the paper medium.
