Bern: Building permit for “Wankdorfcity 3”

The planning application was only submitted in March. Without any objections, the implementation phase for the real estate fund’s major project with a good 500 apartments and 50,000 square meters of office and service space has already begun.

The 34,000 square meter area of ​​Wankdorfcity 3 is located in the north of Bern, between the motorway and the railway tracks. In the next few years, a new part of the district will be built on the current commercial area with space for living, working and leisure, which promises “new standards in urban coexistence » to set. The investor is the listed real estate fund. As the fund management announces, after several years of development and planning, the building permit for this major project has now been received. The new service and commercial building is already under construction, into which the majority of current tenants will move. As soon as this building is completed and occupied, construction work for the entire project will begin in summer 2025. At the same time, the historic Shedhalle will be renovated, which will be the future heart of Wankdorfcity 3 and will be home to gastronomy, culture and small businesses.

Immofonds praises cooperation with the city

According to Gabriela Theus, the building application was only submitted at the end of March 2024. “It was only through the close cooperation and the efficient and competent processing by the building inspectorate of the city of Bern that it was possible to successfully complete the approval process for such a large project without any objections and in such a short time, which is record-breaking for Switzerland.”

A “city terrace” as a “second ground floor”

One of the special features of Wankdorfcity 3 is the aspiration to create meeting places on different levels, some with unusual open and outdoor spaces. Spacious roof terraces and common rooms in the houses and on the roofs are part of the concept. A “city terrace” is intended to create a second ground floor and a connection between various residential buildings at a height of 30 meters. The developer is also planning numerous types of housing in different price segments: a good 60% are small apartments, including tiny houses with one or two rooms, 40% are large family apartments, townhouses and maisonette apartments and cluster apartments. On the lower floors of the buildings there are restaurants, cultural and health offerings, shopping opportunities, co-working spaces, a daycare center and other public uses.

With the building permit now in place, the project is entering the implementation phase. The approximately 500 apartments and more than 50,000 square meters of space for services, businesses, offices and public uses will be realized in stages by HRS Real Estate AG and will be ready for occupancy from 2027 to the end of 2029.
