15% increase in revenue from holiday home rentals in France through Belvilla by OYO
Belvilla by OYO recently analyzed the income made in 2022 by house rentals ; One conclusion is clear: renting holiday homes in France is a good investment. The company has compared income from home rentals in 2019 before the pandemic to that of 2022 and more than half are seeing an increase in their income.
Precisely, 57 % of all holiday homes in France let by Belvilla by OYO generated a higher rental yield in 2022 than in 2019 in the pre-covid period. For over 41 % of real estate, there is an increase in turnover of 20 % or more. Around one in ten Belvilla homes saw their income increase by 8%.
8% of houses recorded an increase in their turnover of between 0 % et 10 %. In Languedoc-Roussillon, the success is even more impressive than in the other regions: 69 % of Belvilla homes ended 2022 with average revenue growth of 24 %.
Auvergne is the region where the percentage of houses with positive figures is the highest: 71% of houses have experienced an increase in their income.
Since the pandemic, vacation homes have been on the rise and are seeing their booking rate increase more than ever. This trend began during this period and has not disappeared since then. It was – and still is – the ideal solution to spend a holiday in complete privacy, safety and with all the necessary comforts. In addition, Belvilla has been part of the OYO company since 2019, an international hospitality group that focuses on technology adapted to the interests of accommodation owners.
According to Shirish Damani, Global Chief Revenue Officer chez OYO:
At Belvilla, our core business is to provide the best experience for homeowners. We want to provide them, via our platform, with the technologies and products needed to optimize their rental yield. We have come a long way in recent years and are now motivated by the increase in our owners’ turnover compared to 2019. This increase was undoubtedly possible thanks to our dynamic pricing model: we are improving the booking request by combining historical data, internet research, analytics, and market and competitive data. We gradually and continuously adjust rental prices, which allows us to obtain the highest possible occupancy rate and income for owners. Other critical factors are involved in ensuring the highest demand: an efficient direct inquiry channel and a strong distribution network, with more than 2,000 local and international OTAs, affiliates and travel agents.
The overseas holiday home market
Rental income from Belvilla houses abroad also increased. It was mainly in the Netherlands that owners of second homes did good business. In 2022, 68 % of holiday homes brought in more money than in 2019. This figure stands at 65 % in Germany and at 63 % in Italy. Belgium ranks fourth, with 59 %. It should be noted that in 2022, Belvilla houses in Italy brought in an average of 50 % more income than in 2019. The acquisition of a second residence in Italy is therefore proving to be an interesting investment for the moment. In Germany, the average increase is 17 %.
