The inhabitants of Barcelona are the ones who pay highest average mortgage in Spain145,883 euros, followed by those of l’Hospitalet de Llobregat (135,788 euros) and Madrid (130,525 euros), according to a report. The Spanish average is 121,782 euros. The data comes from the latest Report on the housing market prepared every six months by the real estate group Tecnocasa and Pompeu Fabra University (UPF) and that was presented this Wednesday in Barcelona.
The average mortgage in Spain fell by 2.7% in the first half of the year compared to a year ago, in a context in which a 12% reduction in the number of home purchase and sale operations can be seen. “There are fewer buyers and those who can buy access less credit,” said the director of Analysis of the Tecnocasa Group, Lázaro Cubero.
In the case of Barcelona, a buyer required an income of 3,300 euros to be able to acquire a house of 283,000 euros, paying a monthly fee of 1,016 euros in the first half of 2022. One year later, that fee becomes 1,324 euros and to access the loan, 4,412 euros would have to be collected. “If average income is taken into account, 17.8% of potential buyers would be left out and would not be able to access that same apartment,” he pointed out.

Regarding the price of housing, the Tecnocasa report reveals market stability, with an average rise in second-hand housing of 0.21% (up to 2,377 euros/m2). The highest price is paid in Barcelona (3,145 euros/m2) and the lowest is in Talavera de la Reina (651 euros/m2), while Malaga registers the most significant increase, of 8.84%, with the square meter at 1,902 euros, and Madrid has the m2 at 2,794 euros.
The study also refers to the rental market, in which the rise in prices stands out in the majority of populations analyzed, with Valencia at the forefront, with 14.3%; followed by Barcelona, with 11.9%, and Madrid, with 8.6%. The highest rental price is also in the city of Barcelona, with 16.5 euros per m2.
