President Director of PT Bank Tabungan Negara (Persero) Tbk Nixon LP Napitupulu opened his voice in response 3 million homes program candidate pair for President & Vice President Prabowo Subianto and Gibran Rakabuming Raka. This figure is greater than President Joko Widodo’s program of 1 million houses.
Therefore, according to Nixon, adjustments need to be made later to encourage the distribution of subsidized housing.
“Last week we were in the middle of the process of discussing with government with the government, we were discussing the new scheme of the mortgage subsidies in the future,” said Nixon, at the 2023 Fiscal Year AGMS Press Conference at Menara BTN, Central Jakarta, Wednesday (6/3/2024).
“This is what we are discussing because friends have read the aspirations, vision and mission of the new government, with Mr. Prabowo and Mr. Gibran. If we look at the vision and mission, we will see the contents here, if you are careful to read, it says 3 million homes,” he continued.
Nixon said that to achieve the target of 3 million houses, a restructuring of the financing scheme was needed. He proposed several patterns of financing schemes.
“We suggest several patterns, a bit shifting from FLPP (housing financing liquidity facility). Whether the pattern is using endowment funds, or going directly to Tapera, there are several options. We will give several options and the discussion will be held again, but what is certain is that the government uses the pattern “The current subsidies by providing liquidity, in our opinion, will not be able to get triple the existing budget,” he explained.
Apart from that, it reduces the subsidy period. For example, subsidies are usually given over a full 20 year KPR installment tenor, so in the future it is proposed that subsidies be given for only 10 years.
“Based on the data we have, many payments take 9-10 years, which means they can afford it. People who have upgraded don’t have to be forced to continue subsidizing, after that they move up to commercial grade,” he said.
“It is proposed that the subsidy can be used by these people, if the subsidy is 20 years, 10 years is cut, there could be double the recipients.
There is a principle that income is earned. “These are the methods that we propose to prosper together, not one person for 20 years,” he added.
However, these patterns are still proposals that need to be discussed further.
“(The hope is) Before that (the change of government in August). We hope that the process will be concluded, the APBN is indeed a new model because we will have to wait for the APBN for months,” he concluded.
