Banco de la Nación will give Mivivienda loans to public sector workers

The National bank announced that it will begin granting mortgage loans from the Mivivienda Fund as of the second half of the year.

In principle, it is indicated that the public worker who wants to access the loan must be appointed and be between 18 and 65 years of age.

The state entity indicates that to access these loans, the client and their spouse or partner must not have a classification of “CPP”, “Deficient”, “Doubtful” or “Loss”, according to the Risk Center of the Superintendency of Banking, Insurance and AFPs (SBS).

The employee or pensioner must receive a minimum net monthly income of S/ 800, whether individual or conjugal.

Likewise, it is indicated that the client must not register debts with more than four entities in the Financial System, including the National bank.

“Front line” workers (Army Forces, PNP, education and health sectors) will be able to access a fixed Annual Effective Interest Rate (TEA) of 5.5% for any type of mortgage loan: purchase or improvement, expansion and/or remodeling of living place.

In the case of the others workers from the public sector and pensioners, it is indicated that they will be able to access mortgage loans with terms of up to 25 years at an annual effective interest rate from 5.5%.

It is worth mentioning that this mortgage loan can be granted individually or jointly, and it is not a requirement that the spouse also be a public sector worker.

How are the credits they offer?

According to Piero Flores, head of the bank’s Mortgage Credit Section, the mortgage loan granted by the state entity can range from S/ 15,000 to S/ 400,000, although larger amounts may be evaluated by exception.

He specified that with credit that they offer can be financed up to 90% of the sale value of the property, and the terms to cancel the mortgage loan for home purchase are 5, 10, 15, 20 and 25 years.

Flores told the Andina agency that, together with the Mivivienda Fund, they will begin by delivering the mortgage loans related to the Techo Propio program.
