Baloise Swiss Property Fund plans capital increase for property purchase | News | Current

The Baloise Swiss Property Fund is examining the acquisition of a property portfolio with a market value of around CHF 185.2 million. A capital increase and the use of outside capital are planned for the financing.

In order to drive the growth of the Baloise Swiss Property Fund further, the fund management company plans to acquire 17 properties worth around 185.2 million francs from Basler Versicherung AG and Basler Leben AG. Finma approved the transaction on June 9, as announced by the Baloise Group.

To finance the acquisition of this property portfolio, the issue of new shares and the raising of debt are planned for August / September 2021. By purchasing the portfolio, investors in the Baloise Swiss Property Fund have the opportunity to benefit from broader diversification. The property portfolio consists of 17 core / core plus properties, distributed throughout Switzerland. According to Baloise, it is characterized by a very good quality of location with high earnings and value stability. The residential portion of the portfolio is 83%.

The Baloise Swiss Property Fund, a contractual investment fund of the real estate fund type for qualified investors, was launched on October 1, 2018. Since then it has been continuously developed. The assets (as of the end of March) comprise 56 properties with a market volume of CHF 618.5 million.
