In Bagneux, Seqens is renovating 162 homes to enable them to achieve carbon label A and improve tenant comfort by reducing their energy bills.
Seqens is continuing the rehabilitation and thermal renovation plan for its building stock. Major renovation works were undertaken, for an amount of €10.8 million, on December 28, 2022, in Bagneux in the Langlet district, where the Group manages a property complex of 162 social housing units.
Change to label A at Bagneux
Insulation work will be combined with the repair of the heating systems, an essential lever for the sustainable decarbonization of the park. Eventually, greenhouse gas emissions will be class A, emitting less than 1 kg of carbon dioxide equivalent per m² per year. Labeled “Promotelec responsible renovation”, mention “environmentally friendly habitat” (National Low Carbon Strategy option level 2050, i.e. the highest level of ambition), this is the first rehabilitation of the group allowing housing to achieve the 2050 level of the National Low Carbon Strategy and the A label for carbon.
In addition to energy and carbon improvements, this rehabilitation provides for comfort works for tenants, in particular through interventions in housing and in common areas.
To achieve these goals, Sequencea subsidiary of the Action Logement group, has relied on high-performance digital tools from the design of the project, in particular 3D digital modeling, and the establishment of a KROQI exchange platform allowing all project stakeholders of rehabilitation to follow the evolution of this model.
An approach in line with the Group’s CSR strategy
Beyond the work itself, this operation meets the objectives of Seqens’ CSR strategy as a company with a mission. The tenants were involved in the different phases of the project through meetings right from the design phase.
Thus, a social integration policy has been put in place in line with local needs, representing a volume of 5% of the hours worked on the site, or 5,444 hours. A contractual charter has framed the implementation of a construction site with low environmental nuisances. Reuse was developed as part of the works, for example by adapting landing doors deposited in housing to reuse them as new cellar doors.
This operation is part of a global approach: in 2022, Seqens has invested 160 million in the renovation of more than 3,700 housing units. In 2024, the lessor aims to renovate no less than 4,000 homes and thus treat the thermal sieves of its stock. 4,200 F and G tags will be processed by 2025, 12,000 E tags will be processed by 2030.
« The thermal renovation of our building stock is the great battle that we fight with the Seqens teams on a daily basis. It is essential to improve the comfort of our tenants in their homes, allow them to control their energy bills and thus restore their purchasing power. », recalls Stéphane Dauphin, CEO of Seqens.
