ASML Buys Thirteen Homes on Heerseweg in Veldhoven: Excellent Relations with Residents and Competitive Prices

They are out, ASML and the residents of thirteen homes on the Heerseweg in Veldhoven. A few months after the talks started, the final signature was made and all buildings are in the hands of the chip machine manufacturer. The contacts between the company and the residents are excellent, both parties tell Omroep Brabant. The same applies to the amounts offered.

In February it was announced that ASML had set its sights on all houses on one side of the Heerseweg. It fits in with the company’s strategy, which has already spent millions on plots on an industrial estate next to the current ASML site. All with a view to possible expansion in the future.

Resident initiative
Yet it was a resident of the Heerseweg itself who initially reported to the company. He wondered: does it still make sense to start a renovation, given the turbulent growth of the neighbour? Or did the chip machine manufacturer want to buy some houses?

It was the start of several talks, in which all thirteen owners eventually joined and an agreement was reached a few months later. The bond between the residents and ASML is described by both parties as ‘super good’. The company did not force anyone to leave, and helped think about a good solution and an appropriate amount.

Over a million
The question is what exactly ASML paid for all those houses. Local residents previously spoke of ‘twice the asking price’ and ‘twice the WOZ value’. Both ASML and the residents do not want to say anything about it to Omroep Brabant. Public records show that at least one of the homes has sold more than a million dollars. The last WOZ value of that property: 606,000 euros.

“You have to put that price into perspective a bit. People also need to be able to start something new in a comfortable way,” says Teun Wartenbergh, director of real estate at ASML. He is happy that it went so quickly: “That also surprised us, it went really exemplary from both sides.” ASML has ensured that everyone can buy something new without having to take out a new mortgage. “You can’t just say: you have to leave and good luck with the mortgage.”

A new way this year
But what will happen to Heerseweg now that the chip machine manufacturer is in charge? The residents will have until the end of 2026 to move, after which they will be demolished, ASML assures us. However, a new road between the tennis courts at the back and the houses will be built sooner. Part of the backyards will have to be sacrificed for this this year.

Many residents will not be bothered by this, because almost everyone has already found a new home. ASML promises to keep the vacant buildings tidy, so that the streetscape does not deteriorate. The plan is not to rent out the homes in the short term. After the demolition, there may be a green strip, although new buildings are not excluded either.
