Art-Invest buys office building in Derendorf

Art-Invest Real Estate takes over the office property “Living Office” with 20,000 square meters of rental space in Düsseldorf-Derendorf from Schroders Capital.

Purchase of Art-Invest Real Estate in Düsseldorf: The Cologne-based company has successfully completed the acquisition of the “Living Office” office building in Düsseldorf from a special fund of Schroders Capital. The property was handed over on August 31, 2024. Both parties have agreed not to disclose the purchase price.

The property has around 20,000 square meters of rental space and a two-story underground car park with almost 380 parking spaces. Part of the building was built in 1916 and extensively renovated and modernized in 2004; the second part of the building was added as an extension in 2009. Art-Invest wants to reposition the Living Office as a sustainable multi-tenant office property in line with the core strategy of Manage-to-Core and Manage-to-Sustainability. Targeted measures are intended to help make the property both functionally and ecologically sustainable and to establish it as an attractive location for tenants from a wide range of industries in the long term.

“With the purchase of the ‘Living Office’, we are expanding our portfolio in Düsseldorf with another trend-setting office property and continuing our course of investing in promising and sustainable real estate projects,” commented Managing Director Arne Hilbert. “We see great potential in the further development of this location and look forward to repositioning the property in the coming years.”

The buyer side was advised on the transaction by Noerr on legal matters and by Witte Projektmanagement on technical matters. GSK Stockmann acted as legal advisor to Schroders Capital and BNP Paribas Real Estate acted as broker.
