The upward trend in apartment prices, especially in Seoul and the metropolitan area, does not show any signs of slowing down, and the increase in the rate of increase and volume of transactions has become steeper.

However, there are also predictions that the effects of the ‘housing supply measures’ announced on the 8th will gradually appear starting this fall.

The weekly increase in apartment prices in Seoul, first announced after the ‘8.8 Housing Supply Index’ came out, was 0.32%!

The increase, which had slowed in the previous two weeks, picked up again and recorded the biggest increase in 5 years and 11 months. 11 months.

The 11 districts in Gangnam also rose by 0.37% and the 14 districts in Gangbuk rose by 0.27%, while the increase rate for the entire metropolitan area increased to 0.18%.

The increase in apartment transaction volume in Seoul is also explosive.

After surpassing 4,000 cases last March, the upward trend became steeper and exceeded 7,000 cases in June, and the July trade volume is expected to reach 9,000 when the count is completed at end of this month.

Although the upward trend in Seoul and the metropolitan area is unusual, many believe that it is difficult to see it as overheating.

There is a strong recovery in the property market, which has been stagnant over the past two years.

The question is whether the upward trend will worsen in the future, and the 8.8 measures, which will expand supply rather than suppress demand through stronger lending rules or taxes, are expected to be effective from this fall .

[윤지해 /부동산R114 수석연구원 : (대책의 효과는) 가을부터로 볼 수 있어요. 대부분의 제도들이 8월, 9월, 10월 이런 정도에서 시행 계획들이 있거든요. (주택을 추가로) 만들 거라는 걸 설득해서 수요자가 의사 결정을 지금 안 해도 되게 만드는 게 일단 중요하고요.]
