Almost 40% of homes are bought without a mortgage: cash payments for apartments in Aragón skyrocket

The housing sector is at a small crossroads. While buying and selling has increased during the summer, High prices continue to limit young people’s access to their first apartment and independence from their parents.. For this reason, public institutions are working to encourage the construction of houses, both in urban and rural environments.

In this sense, Of the more than 15,500 home purchases signed in the last twelve months, just over 9,000 were signed with a mortgage, just 58%which means that almost 40% was paid in cash. Not in vain, the number of these credits has decreased by 13.8% in these months compared to the summer of 2023.

In fact, the weight of mortgages in total home purchases has been decreasing in recent months. In the summer of 2023, 73% of apartments were acquired thanks to bank credit, and, a year later, the percentage has gradually fallen to 58%according to data from the latest report from the Real Estate Market Chair at the University of Zaragoza.

In this sense, In the regions of Huesca and Teruel, mortgage-free purchases already account for more than half of the jobs47% and 40%, respectively. Meanwhile, in the Zaragoza region, 63.76% of sales were financed.

All in all, Between July and September, more than 4,200 homes were sold in Aragón, a growth of 14.1% compared to the summer of 2023.regaining ground lost in the past year, and adding more than 15,500 surgeries in the past twelve months. The Chairman links the rent situation to this rebound in sales. “If someone rents and finds historic increases and overvalued prices, buying and selling is their escape.. It’s not easy either, even though interest rates are falling,” explained the director, Luis Fabra.
