Sitra complex
The General Manager of Amana Company, Walid Ali, told Al-Bilad, on the sidelines of a real estate exhibition, that the first phase of the development of the Sitra Commercial Complex will include approximately 70% of the parts of the complex, while work is underway on the second phase, which includes the food hall and the external areas of the complex. The second entrance to the complex, where a new entrance will be created.
He explained that the complex’s focus will be on shopping at value-added prices so that products are affordable for the residents of the area, and there will be a discount center, retail stores, and others.
He continued: “We changed the layout of the complex, in addition to changing the floors and decorations (…) Sitra Complex will be a modern complex.”
The second phase of Sitra Mall is expected to be completed next April, with the official opening taking place in May, according to current estimates.
He explained that a number of tenants are carrying out interior work, as Amana has succeeded in renting spaces in the complex, and discussions are currently underway with a number of brands to open their shops in the complex.
He pointed out that the complex has a number of advantages in addition to the facilities and modern appearance, especially in terms of location where competition is limited.
Ali talked about the sea view of Sitra Mall, which will be exploited through restaurants overlooking the sea and the creation of outdoor balconies, reflecting the beautiful views.
The leasable area of Sitra Mall is about 26 thousand square meters, and it provides about 180 commercial stores.
Al-Rif Complex
Regarding the Al-Reef Commercial Complex in the Al-Malikiyah area, Ali indicated that the renovation work on the Al-Reef Commercial Complex is currently in the construction phase, as the work is expected to end in May 2024.
He explained that the process of rehabilitating the complex includes changing the flooring, air conditioning and fire systems, and the complex’s exterior facades, in addition to developing the outdoor spaces by creating new units for restaurants, including drive-thru, in addition to developing a children’s play area and parking lots.
He pointed out that the construction work, which began last March, will continue for about 14 months.
“Amana” also manages a number of complexes and facilities, including “Belaj Al-Djazair”, “Wadi Al-Sail” complex, and “Riyadat” complex, where “Amana” took over the management of the latter in 2021, and was able to raise the occupancy rate from 40% to about 85%.
Ali pointed out that “Amana” aspires to increase the occupancy rate in “Riyadat” to 90% and is also preparing to sign on to manage two commercial complexes affiliated with a government agency soon.
