In Zurich, more and more apartments are being used temporarily due to upcoming renovations. By the way, they are offered on Airbnb. This leads to frustration among the tenants, as one family reports from a settlement in Zurich Seefeld, which is to be renovated in autumn 2024.
“It was often extremely noisy, with music, furniture being moved or sex noises,” says a tenant at the “Tages-Anzeiger». She, her husband and their children suffered greatly from the noise. The apartment has been advertised on Airbnb for up to nine people. Guests checked in and out before bedtime and housekeeping was disruptive.
Wild parties during the week
“There were late-night parties during the week, sometimes with prostitutes – neighbors noticed this when they rang the doorbell there at night to complain about the noise,” said the concerned tenant.
Temporary use also has a negative impact outside the apartment. Therefore, guests would use the washing machines regardless of the washing time and leave their cars in the visitor parking lots for too long. Other people’s cars have been parked there for up to a week, though visitors can only park there for up to two hours.
Why is there more interim use?
If you are buying a property and want to increase your profits, you can do so by raising the rental prices. To this end, the apartments are undergoing renovations and notice is given to all tenants. After the renovation, the rental prices for new potential customers will be increased accordingly. Before the renovation, the apartments must be used temporarily: they are usually rented out until the renovation date or offered on Airbnb.
Measures have been taken: longer rental periods and cloth felts
The company Novac Solutions, specialized in temporary uses and for Airbnb rental responsible, have taken appropriate measures following the complaints. The apartment was once rented by a group who were actually too noisy. Novac Solutions responded within the hour and contacted the group.
“After the accident, we increased the minimum rental period and took minor measures,” CEO Alexandros Tyropolis told the “Tages-Anzeiger”. For example, small fabric felts were attached under the furniture. Temporary tenants are vetted to common standards, ‘but there is never a guarantee in the real estate industry that there are no black sheep among the tenants’.
