Crans-Montana freezes 83 hectares of building area

The announcement appears in the Official Bulletin this Friday. In order to comply with the Land Use Planning Act, the municipality of Crans-Montana is freezing 83.2 hectares of building area. This sealing of part of the territory is valid for a period of five years. It should enable the municipality to pursue the reflections necessary for the revision of its zone allocation plan (PAZ) and its municipal building regulations (RCCZ).

“We have defined the reserved areas in a neutral and equitable manner, and taking into account the specificities of the entire territory of the municipality”, explains the president of Crans-Montana, Nicolas Féraud.

Frozen strategic lands

Sectors which are not widely built today, which are not (or insufficiently) equipped, and which are located in danger zones, source zones, forests or inaccessible areas have been frozen as a priority. “Land deemed strategic for the economic and tourist development of the town have also been frozen so that we can re-examine their allocation”, specifies Nicolas Féraud.

Inherited from the four former municipalities of Chermignon, Montana, Randogne and Mollens, the building area of ​​the municipality of Crans-Montana covers 590 hectares. Approximately 453 are built and 137 are not yet.

According to the Canton, which has carried out an assessment of the areas to be built, the needs for the next fifteen years are estimated at 60 hectares. In other words, the territory has 77 hectares of excess building area. Why did you freeze 6 more? “This is 77 empty hectares. With the weightings made by the canton, in particular by including there already built up areas, we arrive at this figure of 83 hectares. ”

A fate unknown to this day

The president indicates that the plots placed now in the reserved zone could undergo various fates. Some will experience a change of use and become for example tourist, while others will be put on hold for 15 years or downright dezoned. “To date, it is not possible to say what will be the allocation of the various territories concerned. The PAZ and RCCZ review files will provide answers to these questions in the coming years, ”explains Nicolas Féraud.

In the meantime, and as in other municipalities, the fear of dezoning is therefore likely to hang over many landowners. Citizens have 30 days to object. An information evening on this subject is scheduled for September 21, at 7 p.m. at the Ycoor Orangery.
