Sugar Side: A Sweet Yet Pricey New Housing Progress
The buzz around the new Sugar Side housing project is undeniable. Despite the steep price tags, hundreds of eager buyers flocked to the first sales day, marking the official launch of this enterprising development. Located on the former fields of the Sugar Union of Groningen, the project promises to deliver around 5,000 homes, with the first 100 now up for grabs.
“I had a countdown calendar to today,” confessed Melanie Theunis (27),who attended the event with her friend Laurens Sembiring (29). The duo is smitten with the project, drawn to its modern design and sustainable features. The sales day was a festive affair, with models, impression drawings, and floor plans on display. Despite the crowd, the atmosphere was intimate, with two people at every table from the start of the day.
The homes on offer range from compact 55-square-meter units priced at around €300,000 to spacious 160-square-meter properties costing up to €750,000. An example of a mid-range option is a land-bound house with over 100 square meters of living space and an energy label A+++, priced at approximately half a million euros.The project’s appeal lies in its green-rich environment, sustainable homes, and proximity to the city center. The neighborhood is also car-free, with a shared park-like backyard that has been well-received by visitors. However, the high prices remain a sticking point for many.
An employee at the event presented a detailed breakdown of housing costs, including energy bills, insurance, and parking fees, to give potential buyers a clearer picture of what to expect.
Thomas Munning (28), one of the few single attendees, is looking for his first owner-occupied home. “I am looking at what the possibilities are,” he saeid. While he finds the houses pricey, the high energy label attached to them could translate into significant mortgage benefits, potentially saving him tens of thousands of euros.
Eisse (50) and Monique (38) are intrigued but not yet fully convinced.”There are many different types of homes, there is something suitable for everyone in terms of living form,” Monique noted. However, the couple is considering one of the most expensive homes, expected to cost around €750,000. Monique quipped, “And then you have a terraced house. For the same money,you can also buy a lot different.”
The first homes will be sold through a draw system. Interested parties can register their preferred home by February 10, and if multiple buyers are interested, a draw will determine the winner. Part of the development is also allocated for social rent,with interested parties able to apply via Woningnet.nl.
