Buying a house is an important step and getting a mortgage bonus can make the purchase easier, but is the ISEE needed?

The ISEE (Indicator of the Equivalent Economic Situation) is used to evaluate the economic situation of Italian families. Furthermore, it allows you to obtain numerous tax and welfare benefits. Even for the mortgage it is possible to obtain advantageous conditions with the ISEE, up to 90% of the value of the property and subsidized rates.

With the ISEE it is possible to obtain advantageous conditions, also called “mutual good“. This is access to the Consap Fund which recognizes families mortgages up to 90% and with subsidized rates. The ISEE values ​​that give the right to tax benefits are:

  • not exceeding 40 thousand euros for those under 36, young couples living together or married for two years, families with three children under the age of 21; single-parent families with minor children; residents of public housing;
  • up to 45 thousand euros for families with four children under 21 years of age;
  • up to 50 thousand euros for families with 5 or more children under the age of 21.

The ISEE must be valid, normally valid for one year (from January 1st to December 31st), it can be requested online via the pre-compiled declaration or via the CAF. If the income or members of the family unit change during the year, it is possible to request the current ISEE, which is used to modify the DSU previously sent.

The ISEE indicator is essential for obtaining countless tax breaks: it allows a reduction in school fees, discounts on electricity and gas bills, discounts for public transport season tickets. But also social security discounts such as the single allowance for families with dependent children and mortgage discounts of up to 90% with reduced rates, the so-called “mortgage bonus”.

The Consap “first home” Fund was established by law no. 147 of 27 December 2013. The fund is a public guarantee on the purchase of the first home. Consap is responsible for examining the applications sent electronically to verify the requirements for access to the fund.

Families with ISEE values ​​can obtain a mortgage with a state guarantee of up to 90%. The property for which financing is requested must be used as a main residence and must not fall within the following cadastral categories: A/1 (elegant homes), A/8 (villas) and A/9 (palaces and castles). Furthermore, the properties must not have luxury characteristics, as indicated in the decree of the Ministry of Public Works n. 1072 of 2 August 1969. The application must be forwarded to the bank or financial intermediaries participating in the initiative.
