We now have an idea of what the future residential development on Kane Boulevard in La Malbaie will look like. It is inspired by the concept of an eco-district and will be carried out in five phases. The City has just launched the first calls for tenders for the technical design of plans and specifications.
Located at the end of Kane Boulevard to the east, this development could make available up to 170 lots dedicated to different types of housing. Five phases are planned. Approximately 50 spaces dedicated to the construction of multi-dwellings, semi-detached units, triplexes as well as single-family homes will be available for sale for the first time. “Afterwards, we will determine the needs for phase 2,” explains the mayor of La Malbaie, Michel Couturier.

The Kane development will notably have wider streets which will have pedestrian and cycle lanes, as well as public parks. The City also wants to create a network of trails in this area. “What we are aiming for is the connection with the neighboring wooded areas, in short, we want to develop a real pleasant neighborhood atmosphere,” adds Mr. Couturier.
The proposed lots will be “large and affordable enough for families who come to settle in La Malbaie to have access to them,” assures Michel Couturier. As in Clermont, the construction of a home must be carried out quickly, i.e. 16 months after the buyer acquires the land. “Penalties will then be imposed. We don’t want land for speculation, that wouldn’t make for progressive development,” he believes.
However, important steps must be carried out before the first shovelful of earth. “We have just launched calls for tenders for the technical design of the plans and specifications,” specifies the mayor. In an optimistic scenario, he suggests that the sale of land could begin around fall 2025 or spring 2026.
