Airbnb: Over 1 million beds in the 1st half of 2024 [γραφήματα] – 2024-08-29 19:43:27

A continuous increase in the supply of accommodation, which reflects the dynamic development of the short-term rental sector (Airbnb), is observed in the first half of the year in Greece.

According to the latest Statistical Bulletin of INSET Intelligence, in the 1st half of 2024 there is a clear trend of a steady increase in the number of accommodation in 2024 compared to 2023.

However, this trend slows down in July, which may indicate peak demand, In July 2024, accommodations reached 232 thousand, an increase of +20 thousand compared to July 2023.

Analysis of the data for the number of short-term rental beds between 2023 and 2024 reveals a significant increase in the first half of 2024. From January to June, the number of beds increased steadily, reaching levels in June of + 85 thousand beds higher than those of 2023.

Airbnbs and beds

In July 2024, this growth slowed, with the total number of beds on offer reaching more than 1 million, an increase of +81 thousand compared to July 2023. This development indicates that demand for short-term leasing remained strong throughout the first half of 2024, peaking in July.

The accommodation occupancy analysis for Q1 2024 shows a stability compared to Q1 2023 despite an increase in the supply of accommodation and beds.

This suggests an increase in demand alongside supply seen in Q2 2024 where occupancy is higher compared to Q2 2023.

In January in particular, occupancy was maintained at 12%, repeating the same performance as the corresponding month of the previous year. In February, there is a decrease in occupancy to 10% (against 13%), while in March the occupancy is 16% (against 15%).

In April, occupancy stood at 23% (versus 24%) while in May it rose to 30% (versus 26%). In June occupancy increased to 40% compared to 38% in June 2023.

In July, occupancy was maintained at 52%, repeating the same performance as the corresponding month of the previous year.

The average duration of overnight stays in the period January-July 2024, compared to the corresponding one in 2023, saw an increase only in the first two months, while a decrease was registered in the rest. In particular, in January 2024, the average length of stay rose to 3.5 nights (+6.8%), in February it rose to 3.7 nights (+32.6%).

From March, a downward trend begins with 3.5 nights in March (-1.5%), 3.8 nights in April, 3.5 nights in May (-10.0%), while in June the decrease
formed at -5.0% with 3.8 nights. Finally, in July the average length of stay was 4.2 nights, registering a decrease of -2.3%.
